Start with the dates you need
A New Plymouth home used for family visits has different needs from a property intended for continuous residential letting. Write down any dates you need the home yourself, how certain those dates are, and whether you could change them. Personal use of a managed holiday rental must fit around confirmed guest bookings. A residential tenancy needs to be managed under its agreement and current tenancy law.

Short stays can allow planned owner visits when dates are available. Long-term letting gives a tenant a home; do not assume it can be reclaimed for a holiday.
Preparing the property
Short stays need furniture, kitchen equipment, linen arrangements and regular resets. Residential letting needs a suitable, compliant home and a clear record of any supplied items.
Ongoing work
Holiday rentals involve booking enquiries, arrivals and changeovers. Residential rentals involve tenant communication, rent administration, lawful inspections and maintenance.
Income and costs
Compare the same period, allowing for empty nights or weeks, management costs, utilities, repairs and furnishing needs. A nightly asking price is not a forecast of owner income.
Build a decision note
Use three headings: must have, flexible and needs checking. Put personal-use dates and essential budget requirements under must have. Put preferred launch timing under flexible. Put furnishing gaps, insurance and any property-specific permissions under needs checking. This gives your manager a useful starting point without assuming one model is always better.
