A useful pricing review records the reason for a change and the date to assess it again.
Start with the actual calendar
Identify confirmed bookings, owner visits and maintenance closures before discussing rates. Look at remaining gaps and how far ahead they are. Use current evidence from comparable homes with similar capacity and presentation, rather than assuming all New Plymouth properties follow the same pattern. If an event may affect demand, verify its dates and relevance before building it into your plan.
Bring these questions to a review
Rates
What evidence supports the proposed change? Compare the complete guest cost for similar dates and stay lengths, not only a headline nightly price.
Minimum stays
Could the rule prevent a useful booking in an otherwise available gap? Would a shorter stay leave enough time and capacity for a proper reset?
Discounts
Which discounts can combine, and what would the resulting booking contribute after the agreed costs?
Preparation
Check arrival days, cleaning availability and advance notice. A booking should fit the operational plan as well as the calendar.
Use a dated decision record
Record the affected dates, current setting, proposed setting, reason and review date. For example, an owner might ask the manager to assess an unbooked gap between two stays rather than reducing every rate for the month. Keep the discussion grounded in the actual gap and changeover requirements. This is a decision example, not a recommendation for a particular discount.
Review outcomes without promising a return
