Confirm responsibilities for every existing reservation before changing availability or account access.
Read the existing agreement first
Find the notice provisions, fees due, records available to you and responsibilities for future bookings. Ask the incoming manager what they need to review before accepting the home. Agree a proposed handover date only after these points are understood. This guide is a preparation checklist, not a determination of your contractual rights.
Build a handover register
Reservations
List booking reference, channel, arrival and departure dates, payment status and the person responsible for guest messages and fulfilment.
Money
Record outstanding payouts, deposits, refunds, supplier invoices and any deductions that still need explanation.
Property and access
List keys, access devices, inventory, condition records, manuals and contractors with unfinished work.
Listings and permissions
Confirm who controls each account, the rights to photographs and descriptions, and what can actually be transferred under the platform's rules.
Choose a controlled changeover
Do not assume reviews or reservations can move to another account. Decide who remains responsible for each stay and when new availability may be opened. Before a new listing accepts guests, compare every blocked date with the outgoing record. Share only the access needed for the job, using a secure handover rather than emailing shared passwords.
Close the loop after transfer
Reconcile the final statement, confirm supplier responsibilities and document receipt of keys and property records. Verify the next arrival instructions and emergency contact. For an occupied residential rental, current Tenancy Services requirements also govern notices and landlord details; ask the managers to explain that process. Bring your agreement and reservation register to Mellow so the team can discuss a realistic transition.
