A practical holiday rental turnover checklist

A turnover is both a clean and a readiness check. A room-by-room record helps the team spot exceptions while there is still time to act before guests arrive.

Before you start

End each reset with a readiness decision and a named person responsible for unresolved issues.

Begin with timing and exceptions

Confirm departure, next arrival, guest count and any agreed bed configuration. Review reported problems from the previous stay before starting. If a guest is still in the property or a repair will take longer than the available window, escalate the timing issue immediately. Cleaning completion and guest readiness are related, but they are not always the same decision.

Work through the reset

  1. Kitchen

    Check appliances and work surfaces, clean the sink, inspect supplied cookware and dishes, remove waste and restock the agreed essentials.

  2. Bathrooms

    Clean sanitary fittings, mirrors and floors, replace guest linen and check for leaks, odours or missing supplies.

  3. Bedrooms and living spaces

    Make beds to the agreed presentation, check surfaces and floors, look for forgotten belongings and note damage without assuming who caused it.

  4. Arrival route

    Check the entrance is clear, the access arrangement is ready and guest-facing instructions match the home. Report hazards or faulty lighting.

Use a short exception report

Record the location, what was observed, a useful photograph and the action needed. For example: 'Kitchen tap drips after closing. Photo attached. Please confirm contractor visit and whether the next arrival is affected.' Avoid a vague 'maintenance required' note that leaves the owner guessing. Keep guest personal information out of routine property photos.

Confirm the home can receive guests

Mellow publishes cleaning, restocking, linen and condition-monitoring responsibilities. Agree who signs off the reset and who can decide to delay an arrival or arrange urgent work. Routine turnover checks do not reveal every concealed fault. Keep deeper cleaning and planned maintenance in a separate schedule so an apparently tidy home does not leave those jobs unaddressed.
